How to Obtain an Extract from the Czech Cadastre of Real Estate

The Cadastre of Real Estate of the Czech Republic ("Katastr nemovitostí České republiky") is a public register in the Czech Republic (also commonly referred to as the Czech Land Registry). This means that anyone, including foreigners, can request information or extracts without being a resident.

Currently, there are two ways to obtain a Czech cadastral extract: online through the official authority's website or in person with official certification.

Obtaining a Cadastral Extract Online

The Czech Cadastre of Real Estate has an official website where you can search for property information and owners:

We should warn you that the website is quite difficult to use. First, it is available only in Czech, although this is the lesser problem because automatic browser translation tools may help. The second, more significant problem is that the website uses highly specialized interfaces that are not always easy to navigate.

The most useful sections on the homepage are:

• "Vyhledání parcely" (land parcel search) for land parcels;
• "Vyhledání stavby" (building search) for structures and buildings;
• "Vyhledání jednotky" (unit search) typically for apartments or other units within buildings.

After selecting a section, you will need to provide additional details. For land parcels, you must enter the municipality name or code ("Název/kód obce"). For buildings or apartments, use the address field ("Adresa"). All information must be entered in Czech. The more details you provide - such as the city, district, street, and house number - the better the results will be. The system provides suggestions as you type.

Obtaining online extracts from the Czech Cadastre of Real Estate presents several difficulties:

• The interfaces are not particularly user-friendly - this is simply how this registry system works.
• For ordinary users, the amount of information available online is quite limited. Although you can find basic property details and ownership information, many specific details are not available. More detailed property descriptions can be obtained only from physical paper extracts or through special access rights granted to Czech notaries and certain government officials.
• Information obtained from these online property records in the Czech Cadastre of Real Estate is for informational purposes only. Such online extracts are unlikely to be accepted in official or judicial proceedings. For formal purposes, you will still need to obtain a physical, officially certified extract from the Cadastre of Real Estate.

Obtaining Certified Paper Extracts from the Czech Cadastre of Real Estate

For official purposes, such as court proceedings, you will likely need a certified extract from the Czech Cadastre of Real Estate. Such extracts can be obtained at several locations in the Czech Republic, including:

• Directly from Czech cadastral offices ("Český úřad zeměměřický a katastrální") - available in every administrative region, including Prague and all regional capitals;
• From any Czech notary;
• At Czech POINT locations (district administration offices and post offices). Please note that such extracts are not valid internationally and cannot receive an apostille.

Outside the Czech Republic, in theory, Czech embassies and consulates should provide cadastral extracts. However, we have never encountered anyone actually obtaining one this way. Contact your nearest Czech embassy or consulate directly for more information.

To request a cadastral extract, you will need to provide as much information as possible about the property. The exact requirements vary depending on the property type, but generally, you should prepare the following:

• Property type (land parcel, apartment, house, building, etc.)
• City or town where the property is located
• Full address, including the house number
• Unit number (e.g., apartment number)
• Ownership deed number ("List vlastnictví") - a unique document ID containing all official property records, including ownership history. The deed number always begins with "LV" and is typically followed by four digits, e.g., "LV-1234".

With this information, you will need to visit the relevant government office. A clerk will use the details to locate the property in the system and issue the document.

If you obtain the cadastral extract directly from a cadastral office or through a notary, the document can subsequently receive an apostille. A notarized cadastral extract can receive an apostille more quickly, within one day. An extract issued directly by the Cadastre takes longer to certify, usually about one week.
